A garage home gym is one of the most practical conversions we do—and one that pays back quickly in gym memberships you’re not paying. But there’s a gap between “driving to the gym” and “shivering next to a barbell on cold concrete.” A real garage conversion into a fitness space means addressing the things that make garages inhospitable: temperature swings, poor ventilation, inadequate power, and floors that punish dropped weights. Here’s how we build gym conversions that Eugene homeowners actually use year-round.
The Floor Has to Handle Real Loads
Dropped barbells, heavy kettlebells, jumping, and years of foot traffic demand a floor system built for it. Options depend on your equipment and how your slab is currently sitting:
- Horse stall mats (3/4-inch rubber) — the workhorse choice; dense, durable, dead-simple to install over sealed concrete
- Interlocking rubber tiles — more flexibility in layout, easier to swap sections if one wears out
- Poured polyurethane or recycled rubber flooring — seamless, professional gym look, highest upfront cost but no seams to catch weight plates
Before any floor system goes down, we seal and level the slab and address any moisture issues. An unsealed slab under rubber mats gets damp, and damp rubber grows mold. That’s a detail most gym builds skip and then regret.
Ventilation: Non-Negotiable
You will sweat. A lot. An unventilated garage traps heat and moisture and smells like a locker room within a few months. We size ventilation to the room: a ductless mini-split handles temperature and dehumidification, plus we add dedicated exhaust ventilation to push stale air out. If your garage has a wall where we can add operable windows or a vent, that’s part of the design conversation. The goal is a room that air moves through, not a sealed box where humidity climbs every session.

Power: Plan for What You’ll Actually Run
A treadmill or elliptical can pull 15–20 amps at peak load. Add a mini-split, a Bluetooth speaker system, a commercial fan, and task lighting—you need more than a single 20-amp circuit. We design the electrical layout as part of the build: dedicated circuits for high-draw equipment, multiple outlets positioned so equipment reaches without extension cords, and lighting that’s bright enough for overhead pressing and reading the plate count. Insulation and Climate Control
Eugene winters are damp and chilly. A gym that’s 45°F in January doesn’t get used—you know this is true. We insulate walls and ceiling to full living-space standards, which also helps with noise (weight drops are loud; good insulation keeps it from rattling through the house). A ductless mini-split gives you heat in winter and cooling in summer. You control the gym’s temperature independently, which means you can pre-heat the space before a morning session and let it cool down without touching the whole-house thermostat.
Mirrors and Wall Anchors
Full-length mirrors on one or two walls are functionally useful, not decorative—they’re how you check form on a squat or a press. We frame walls to take mirror installations properly, with blocking behind drywall at the right heights. Same goes for wall-mounted storage: pull-up bars, peg boards, weight plate storage trees, and cable systems all need solid framing to anchor into. We plan for these during framing, not after the drywall is up.
Permits and What You’re Getting
